Equal Credit Opportunity Act (ECOA) - Regulation B

The federal Equal Credit Opportunity Act prohibits creditors from discriminating against credit applicants on the basis of race, color, religion, national origin, sex, marital status, age (provided the applicant has the capacity to enter into a binding contract); because all or part of the applicant's income derives from any public assistance program; or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act. The federal agency that administers compliance is the Consumer Financial Protection Bureau (CFPB).

RESPA (Real Estate Settlement Procedures Act) - Regulation X

RESPA requires lenders to provide borrowers with pertinent and timely disclosures regarding the nature and costs of real estate settlement processes. We comply with all RESPA requirements including providing Loan Estimates within 3 business days of application and Closing Disclosures at least 3 business days before closing.

Truth in Lending Act (TILA) - Regulation Z

We comply with the Truth in Lending Act (Regulation Z), which requires clear disclosure of key terms of lending arrangements and all costs associated with your mortgage loan, including the Annual Percentage Rate (APR), finance charges, amount financed, and total of payments. All advertised rates are subject to change and are based on specific underwriting assumptions. Your actual rate, APR, and costs may differ.

Home Mortgage Disclosure Act (HMDA) - Regulation C

In compliance with the Home Mortgage Disclosure Act, we collect and report data about our mortgage lending activities to help ensure that financial institutions are serving the housing needs of their communities.

Gramm-Leach-Bliley Act (GLBA) - Privacy

We comply with the Gramm-Leach-Bliley Act requirements regarding the collection, disclosure, and protection of nonpublic personal information. See our Privacy Policy for details.

Loan Program Disclosures

Conventional Loans (Fannie Mae & Freddie Mac)

Conventional loans conform to guidelines established by Fannie Mae and Freddie Mac. Loan limits, down payment requirements, credit score minimums, and other terms are subject to GSE guidelines and may change. Private Mortgage Insurance (PMI) may be required for loans with less than 20% down payment.

FHA Loans

FHA loans are insured by the Federal Housing Administration. Mortgage Insurance Premium (MIP) is required for all FHA loans. Loan limits vary by county. Property must meet FHA minimum property standards. Not all borrowers will qualify.

VA Loans

VA loans are guaranteed by the U.S. Department of Veterans Affairs and are available to eligible veterans, active-duty service members, and surviving spouses. A VA funding fee may apply unless exempt. Certificate of Eligibility (COE) required. Property must meet VA Minimum Property Requirements.

USDA Loans

USDA loans are guaranteed by the U.S. Department of Agriculture. Property must be located in an eligible rural area. Income limits apply based on household size and county. Guarantee fee required.

Jumbo Loans

Jumbo loans exceed conforming loan limits set by the Federal Housing Finance Agency (FHFA). Limits are updated annually. Jumbo loans may have different qualification requirements including higher credit scores, larger down payments, and additional reserves.

Credit Union Membership: Gesa Credit Union membership is required to obtain a mortgage loan. Membership eligibility requirements apply. Your savings are federally insured to at least $250,000 by the National Credit Union Administration (NCUA), a U.S. Government Agency.

Flood Insurance: If the property securing your loan is located in a Special Flood Hazard Area, flood insurance will be required for the life of the loan.

Escrow Accounts: An escrow account for property taxes and insurance may be required depending on loan type, down payment, and other factors.
